Why AI makes Pacer stronger, not obsolete
AI labs, pricing software and now Airbnb are all building smarter tools. Here is why none of them is coming for our lane, why each one makes us better, and how we keep our own AI honest.

1
Why an AI lab like Anthropic won't do what we do
They sell the engine. Pacer sells the finished result.
- It's a tiny, messy niche for them. Vacation rental revenue management takes local market knowledge, property management system integrations, owner reporting and hands-on client work. That's a lot of pain for very little of their revenue.
- Someone has to own the outcome. AI can recommend a price. A person still has to approve it, stand behind it and take the owner's call when revenue is down. Labs don't want to be on the hook for a client's revenue.
- Their progress is our progress. Every better model makes our revenue managers faster and lowers our cost to serve. The labs are effectively funding our R&D.
- Our edge isn't on the internet. We see many portfolios across many platforms, plus years of what actually worked in each market. A general model can't be trained on data it never sees.
Better models aren't our competition. They're our tailwind.
2
Why we're better placed than pricing software
PriceLabs, Wheelhouse, Beyond and RevMax build great tools. Tools still need someone to run them.
- Recommendations still need a person. Their AI agents, like PriceLabs' Revenue Agent, review listings and suggest changes, but someone has to work each one. Most operators already underuse the tools they pay for.
- They see one account. We see the whole picture. Software sees one operator on one platform. Our internal revenue operations platform pulls pricing platforms, property management data, market data and our own data warehouse together, so we spot a demand shift across many portfolios at once.
- AI makes our own platform better. We use AI to sharpen our internal revenue operations platform and keep building the Pacer Portal for clients, which strengthens retention and adds value without adding headcount.
- We plug their agents in. Each new release makes our team more productive.
- They can't easily move into our seat. Their business is selling software to operators and the partners who serve them. Owning client outcomes would mean competing with the agencies that bring them customers. And because we work across platforms, no single one controls how we deliver.
Pacer is an embedded, AI-enabled revenue management function, not another tool to log into.
3
How we keep AI honest
The model is only part of it. What matters is the system around it, and ours is built for revenue management.
- Connected to the industry's data. Our platform reads from the pricing tools, property management systems and market data our clients already use, so every suggestion starts from the real calendar.
- Graded against real experts. We test our AI against what experienced revenue managers actually did in the same situation, not against what a model thinks sounds right.
- A human approves every change. Our AI never changes a rate, a fee or a cancellation policy on its own. A revenue manager signs off on each one.
- A clear review screen. Revenue managers see each suggestion with its reasoning and rate it Good, Okay or Bad, so weak suggestions get caught and fixed.
4
Every correction makes us smarter
Each time a revenue manager agrees with, edits or ignores a suggestion, we learn from it.
- AI suggests. Our system flags a pricing opportunity on a home and recommends a move.
- The revenue manager decides. They rate the suggestion, or simply make their own change in the pricing tool.
- We detect what happened. Changes are picked up automatically, so nobody has to fill in a form.
- We measure the result. At 14 and 30 days, we compare the home against similar homes nobody touched.
- It becomes training data. What worked, what didn't and why feeds the next version of our AI.
This learning only happens inside real portfolios with real revenue managers. A lab or a pricing tool can't copy it.
When a better model ships, Pacer gets better and cheaper to run.Our tests tell us when a new model beats the old one, so we switch with confidence.
5
Why a free AI prompt isn't revenue management
Quick AI audits of pricing calendars are making the rounds. They're easy to run and easy to get wrong.
A generic prompt
- Compares open nights to nights that sold last year.
- Calls every gap a mistake, even when lower rates were the right call to win the booking.
- Has no idea what the owner asked for.
Pacer's checks
- Prices sitting below the listing's own minimum.
- Rates drifting far from what PriceLabs itself suggests.
- Stale or mistyped overrides that nobody cleaned up.
6
We remember every client
The AI that remembers the most about you wins. We built that memory around each client.
- Preferences stick. Owner minimums, blocked dates and how each client likes to work are recorded once and respected every time.
- Strategy has a history. When we change a portfolio's strategy, we record when, why and what changed.
- Promises carry forward. Follow-ups and commitments stay attached to the client, even when their revenue manager changes.

New: Airbnb is launching its own dynamic pricing
Announced in Airbnb's Fall 2026 update, with most host tools rolling out later this autumn.
- Dynamic pricing. The host sets a price range and Airbnb adjusts nightly rates within it based on supply and demand. Airbnb hasn't shared much more about what goes into it.
- AI earnings insights for hosts with 5 or fewer listings.
- A multi-listing calendar for bulk rate and availability changes, for hosts with 6 or more.
Why this validates Pacer
- It only optimizes Airbnb. Property managers price across Airbnb, Vrbo, Booking.com and direct, through one property management system. Depending on sync settings, rates pushed from that system can overwrite what's set on Airbnb.
- It mostly helps small co-hosts. And even they hit limits. Airbnb's tools work account by account, and co-hosts are added to each owner's account rather than running their own, so managing pricing across many owners doesn't scale. Once a co-host passes 20 doors, they hit the same "I don't have time for this" wall. That makes them future Pacer clients.
Airbnb optimizes Airbnb. Operators need one revenue strategy across every channel.
